Some Cleannet USA franchise owners warn that Cleannet USA is another janitorial scam that robbed them of their time and money. Others defend Cleannet USA and claim the commercial cleaning franchise provides the tools to build a successful janitorial business.

The Cleannet USA franchise website states that through their program “You’ll operate your own local franchise under license from CleanNet USA. CleanNet USA gives you the initial contracts, training, equipment, and supplies to get started, plus ongoing phone center, billing and marketing support. You can start part time or full time. As a CleanNet USA franchise, you will work with clients to ensure their satisfaction, and grow the business at your own pace.”

We went to the company and complained and said we have our lawyer ready, and the head of the clean net in the bay area said sorry they scammed us, and to just give them 3 weeks to fullfill our pay. We threatened them good, and if they dont give us a refund or a job site, they are going to be taken to court !
By the way, when we showed up with complaints at clean net building, there were other people there as well for fraud of taking their buildings from them as well.

Now their BS insurance… if you ever need it, you are hung out to dry, the amount out of your pocket is outrageous for even a small claim.
I am posting this as a warning. i will not put my real name, as i am still with these sorry #$#%^#$ until i have paid them all their money. I had to take a second job just to keep a roof over my head and feed my family. Soon they will be paid off and then it will be all out WAR.

Some of these franchisees recanted their complaints and said that they happily reconciled with the now-wonderful Cleannet USA (recants are typical following bribes or threats). 1st amendment: FAME WHORE, Lead Plantiff in Class Action Lawsuit against Jan-Pro, Lost his business with Jan-Pro in less than one year. Did not read, could not understand what he didn’t read in regards to the FDD, Did not read, did not follow Policy and Procedures, Lost his accounts after fighting with the customer, the regional office, fined for not returning phone calls, not returning keys, customer asked for him to be pulled from his accounts. Currently found in the internet posting sites PIMPING HIS ATTORNEYS, doing RACIAL PROFILING, and attempting to finish school to get his Brokers License.
SEIU: He is a UNION Member that also goes under the original name of “guest”. He believes Union’s are the answer to all the worlds ills. They did such a good job of ruining the automotive industry, steel industry, general workforces of larger companies that they are now delving into the CLEANING INDUSTRY. They are currently paying with the illegal transfer of UNION DUES for 1st amendment and the other class action plantiffs attorneys.
Jerry: I’m a royal pain in the butt to the above two listed players. I keep hitting them with facts and reminding them that no business is perfect, that every company in the franchising industry in regards to cleaning needs some much needed reforming. However, they continually forget about the nearly thirty thousand owner/operators performing commercial cleaning work in facilities all over the United States on a nightly basis. Haven’t even thought about them, don’t care about them, don’t even know the names of those people.

They use your money to build the busines. I waited 5 months to get my first account. The Insurance is soo high in cost. They under bid the jobs, to get the jobs and then they pass them on to you at 1/2 of mininum wage. All the jobs I have are from cleaners that have given up in trying to make money on them. So. If there is a class action suit against them I will join up.
CleanNet USA of Irving Texas is also a scam. If you are being treated unfairly or havd had issues in the past, please post here so that your information can be obatained. We are wishing to remain anonymous until such point that we have enough complaints to move forward.
I think we should start with the list of thier clients and see how many are wiilling to send a complaint. I have tried to contact the People in Boston that are in a class suit with other company’s but they do not return e-mails. I will insist by phone.

I agree there are several franchise owners that we know of that have had accounts from CleanNet in Irving Texas removed from them unfairly and sold to other franchise owners. If more Franchise Owners in the Dallas area will band together and step up, we have a class action against these guys. We have instances where CleanNet has removed franchise owners from accounts and gone back after the fact and had customers unknowingly sign letters for request of new cleaners and the customers had no idea what they were signing. Back dating of information and fraudulent inspections are how they move accounts from franchise owner to franchise owner and make money by doing so. One account may be sold to several franchise owners in the course of a year. This account just moves around until the customer either gets fed up, or the contract ends on it’s. Kevin Henry is the Executive in that office and if you are thinking of speaking to him, don’t waste your time. he supports and mandates the unethical activity of that office. He was been there for several years now and these guys are basically in their minds “untouchable”. We need to bring them down along with the other CleanNet USA franchise around the US that are being sued.

Hello, I too have been ripped of in Dallas Texas by Cleannet USA.
The following are the shady things that they do.
1. They advertise each week in the Greensheet and local papers to bring in dummies with enough money to pay into a franchise.
2. They promise accounts that you eventually get in 6-9 months.
3. After having these accounts for a while, suddenly there are “cleaning, or as they call them “service” issues and you are removed from the account.
4. There is no golden standard on what true cleaning issues are, they just make them up as they go.
5. They circumvent you as the franchise owner and do not allow you enough “control” to speak with your so called “customer”.
Rip off that I WILL NEVER recommend to anyone else. If you too have been ripped off, please post. We will figure out who is who and then get a class action going in Texas.

In my opinion just class action lawsuits don’t cut it. The Government needs to step up and start fining these people and start sending them to jail for screwing people over

Go and see your customers yourself! Develop a proper relationship with them, make sure their cleaning needs are met. Quit being simply a “number” to them and do your job, fill out your responsibilities properly, do your own inspections, have your customers sign those inspection forms that you have done!
I’m sick and tired of the “victim” mentality that is rampant with all of these supposed business owners! Quit being victims and learn, read, do/follow the guidelines in both Policy and Procedures, get additional training that is always provided by the various “regional offices” or “masters” and QUIT BLAMING OTHERS!!!!

Since I am still a Franchise owner I won’t go into details what they done to me. You have no idea unless you walked in my shoes. I had a good rapport with my customers. In fact the one business we loss we had no complaints. We had a book in the clients business for them to write things down if they any issues and I checked that book every nite and nothing was written in the book. The QC comes in and goes tell the manager of the business he was bringing in new cleaners because the place was dirty. You have to have 3 complaints in one month and then 30 days to fix that complaint to get a contract pulled, we had neither. I even talked to the business manager and he said he didnt care who cleaned it as long as it got cleaned. I told the manager of our local Cleannet office manager what the business said and he said just hand in the keys. I didn’t know what to do so I gave up without a fight and handed in the keys. I had other contracts I was afraid of them stealing so I handed in the keys. All they do is re cycle contracts. If they can’t find business for a new Franchisie owner or someone who up graded to get more business then they will do what they have to to get them there business and that means taking business from other Franchise owners. I can go on and on but I won’t. I know what they did to us. This wasn’t the only business they took from me either. You don’t no anything about my business. I don’t know about other people in there business but after reading what they did to others and what they did to me I believe it. I am not going to get in a pissing match with ignorant people.

Noticed how you didn’t say that you did any of the following:
1. On a regular basis, go and meet with the customer face to face
2. While meeting with the customer, perform your own inspection (forms provided by Cleannet) and have them sign/initial etx.
3. Become more than a “number” to your customer. Per your own quote “customer didn’t care who cleaned their building, as long as it was done!”. So obviously, you made a HUGE impression on your customer. So much so, they preferred the UNKNOWN vs. Your cleaning performance.
Bitch, Blame, Cry, Whine. Bottom line is, you didn’t perform, your customer didn’t know you, didn’t care about you, you didn’t perform as stated in the Policy and Procedures, you didn’t become more to your customer than a NUMBER!!!!

We are getting it together. JERRY is a 25 year VET. SO he knows all the tricks. Good TIPS on dealing with Clients, more face to face and a Good job. Still the complaints of these Ponzi Co’s are still true. Economy is bad people will do anything to make some money. Then There are less clients in the market for cleaning, they close down. More servers than served. OR clasical more buyers than sellers.
We are up to 22 onboard people in Dallas-Ft Worth area alone for class action suit, missing Houston, Austin, etc.. The Lawyers say 25 is enough for a good start. SO contact us right away to get this going.

For those people who want to take action and stop the cleaning franchisors from ripping you off here is a list of Goverment agencies that may be able to help you. I think that you should atleast file a complaint with them.

I agree with them about cleannet. I started a business with the. When I had to take off while I was having ababy,they had somebody try to clean did a bad job. When did extra work for strip and wx,they made the money I did the work and never got paid the way I should. When we finally decide to get rid of this they owed me money,never recieved. There are many people in Dallas Texas (I can name 10) that have been screwed by CleanNet of Dallas/Ft. Worth.
But to my great delight, the mom and pop cleaning companies are slowly winning accounts back over from large companies such as Cleannet! I am excited!
The best way to beat them at this game is to do the following:
Post, post, and post again with factual information of the scam. This will prevent other people signing up for this fake business!
Get out of the franchise and start your own company. Let as many companies know how fraudulent these franchises are and what kind of legal trouble they are against nation wide. Many customers will think twice before getting into a contract with a company that is on the radar of many attorneys.
Write your local senator for the Dallas/Fort Worth as well as your local house of representatives.
That is the plan for 2011.
I was agree with all the complaints. I would like to get more info on any class action suit against CLEANNET USA-Irving. I fell they chern the accounts re-sell them.
To all the people who are thinking of doing business with Clean Net USA, think twice this people scammed me with $4000 Once you sign the contract your done, you need to read the contract care fully or take it to a person that know how to read contract so they can explain your right, if you cancel the contract with them, because if you want to cancel you will not get your money back at all. At first they are so nice to you, when you call them for questions they answer and they tell you, you call me if you have any questions ok, their fake. Just to get you, once your part of them and they take you money, they don’t want to be bother you just have to wait until your get your accts, to star making some money, and that’s if your lucky. So STOP and think before you do business with these scammers.

As I am no longer connected with CleanNet, I can offer all you who want to succeed in the business a lot of good and practical advice. Office cleaning is a business anyone can start. You really do not need to sign up with any cleaning franchise company. There are many independent office cleaning companies which would be happy to help you get started. (I am one.) Just go work for them and learn how. You will soon be an expert, like me. I have even written a book about the how-tos of office cleaning. It is on the Internet. Just Google my name: John Shanton. Wow! Glad I did my internet research on this company and other cleaning companies. Basically all the complaints are about the same. I’m keeping my hard earned money in my pocket. Just so sad that companies give false statements and you are legally trapped.
Many years ago I looked at a franchise and I decided I could do it on my own, after all, how hard is cleaning? I thought.
Today, I look back and that was one of the wisest decisions I made (the first was marring my wife, but that’s another post).
I would recommend that ANYONE that is currently in a franchise situation to serious look at finding a way out and cutting your losses, if you want to stay in this industry consider joining an association that has helped me out beyond my wildest expectations…the name of the organization is the Building Service Contractors Association International or BSCAI.
The help that I have received over the years from attending seminars, conventions and trade show has been fantastic. Even more fantastic is the free help that I have been able to benefit from by the friends that are BSCAI members!

CLEANNET It is a wak in to a Black Hole!, I put in $31950.00 that I saved from a long time of work looking for a business that I could start while still working in my Job,I have a partner and my wife working with me on this Idea, we went to their office and they asked the “question”, while cleaning?, I said because is a business that provides a service that every Co. needs and anyone can do without having to go to school, also I want to be able to provide job to other ppl and at the same time find a way to grow it to the level I can just work on it. I asked the person, I wish I could put her name here, do you think I can do that with you guys?, she said yes, I said can you give me all the Accounts in My area, Big enough that I did not have to be incharged of cleaning my entire town and wasting time going from one place to another and to another … she said ABSOLUTLY. she went over at lot of things with us, but never told me, First, do you realized that you are about to give us all your savings to start working at $10.00/hr some times less, because the time we sale the cleaning is one but the time it takes to do all we ask to get done is a lot more.Second, do you realize that if you do not work all the account you will take all your life to get togehter the money you are giving to us to start this called “Business?”,Third, Do you realize that we have this businees set up in a way that when a guest has something to say, we just listen to them and we are not here to help you but to find somebody else that is already waiting for Acccounts because, our biggest business is accepting money from everyone that wants to get into our scam, no matter if we have client waiting for cleaners or not, we say we do but we are counting with the ones that we get a complain from, because our favorite phrase to say to the clients is, “if you are not happy with the service we can get you a new cleaner”. none of this is said when they talk to the new victims, I started last year and in about 124 days they were supposed to give me all the account I paid for or money will be refund for the ones they did not complied with, well, they also said that if we loose an account because the client decides, we get pay for the whole contract or a substitute account.
I do not have all my accounts yet and I started in February 2010, I now have lost two accounts, one was the biggest one and it was because a missundestanding on what I said to a client, I said my partner will be there on Mondays to meet with the cleaner to advice them about the clients concern, he understood my partner was going to be there to meet him on monday to discuss his concern.Not support at all from cleannet. The other moved and left a note to continue cleaning the place until new notice, we were cleaning for a month, no pay, Cleannet stop us from cleaning, the contract was not over and now no money from the contact, no new account. I can contiue for a day writing about issues about Cleannet, but after you are in may sure there is not issues at all other wise you will losse your account, they can make mistake and they have reasons why, you can not have any. It will be good to have a detective from the goverment checking this ppl they are taking money from the hard working citizens and the only ones that are treated a little beeter are the ones that uses them to borrow the money to start the business because they are working just for Cleannet. This guys that are happy with them have to be associates that work in their office

I’ve been in the janitorial industry for over 17 years. I owned and operated my janitorial business for over 10 years before selling it. After I sold my business my experience allowed me to be hired by two different major national janitorial companies. I worked as a Regional Manager for one of the companies overseeing the cleaning operations for 3 states. I also was hired by a other company as the Director of operations for a major airport. This is a great industry to work in. When I first went into business I looked into buying a cleaning franchise. I meet with two different cleaning franchise companies. After meeting with both companies and doing my own research i decided not to buy a cleaning franchise. What you a truly paying for is to become a sub-contractor and why pay to do that. Franchise companies only train you on how to perform general cleaning duties (something you already know). They don’t train you on how to win new business, how to prepare a bid, how to read a RFP, how to market your business, how to make your business successful without them, as well as how to stripp & wax floors, shampoo, extract, bonnet clean carpets, how to clean grout, etc. These are some of the things you need to know in order to be successful in this industry. They dont train you in these areas because it’s not in their best interest to do so. It’s in your best interest to know these things, so it’s your responsibility to learn them. So my advice for those of you who have not purchased a Franchise yet, “Don’t Buy It”. Go and find a cleaning company that will hire you as a cleaner and work that position for at least a year. Look at it as getting paid to learn. Learn everything you can about how to clean offices, floors,carpets, etc. The best thing about working for a company you can find a cleaning job full or part time. Work about six months as a cleaner then try to find a job as a floor/carpet tech. Trust me it will be worth your time to learn the business on someone else dime then to spent thousands of your hard earned money on a franchise that dont really want you to become successful. If you buy a franchise thinking that the franchise is going to teach you everything you need to know to be successful you will be in for a rude awaking, you will be buying a JOB not a Business! Now working for a cleaning company as a cleaner you will NOT learn the business end (i.e how to bid, how to market, etc.). In order to learn the business end you need to reseacrh. The web has a lot of information you need to learn how to create business for your self. There’s workshops and seminars you should attend. Reseach is the key to your success. Once you have learned the operations side and the business side then you MIGHT be ready to start your own company. Franchise companies try to might it sound so easy, just pay a down payment and we will get you contracts and we will teach you what you need to know in a two week training program, PLEASE. If it sounds to good to be true then it’s more then likely not true. Once you win your first accounts in order to keep them you must provide quality service and in my opinion you must build a relationship with your customers. In closing don’t waste your time and money on a cleaning franchise. Take that money and invest it in your self and learning, and buying the equipment your company will need to provide the services you are offering. Good Luck!!!!!!!
I was stund when I read these comments and my jaw hit the floor. I have owned a package for more than a year now and it’s paying off, call me lucky. After reading all the comments, some of the things I did differently is to create a tight zone so I use less gas and less drive time. I had to wait a lttle longer but it was worth it. Next I developed a plan on what I wanted i.e. I knew I was not going to get rich, I wanted to keep my day job and I wanted something for extra income. My plan was to pay my mortage from clean net income and provide a fall back plan incase I lost my day job. My job has been on the chopping block twice and I will not make a third. I have three locations averaging $ 450 each that is enough to pay my mortgage untill I get wacked with a 22% “MANAGEMENT FEE”. However it in the contract, but it sure add-up! One of the biggest things I do is manage my business……….. No one is to blame but me!!!!! I visit each location twice a month and talk to the manager/owner, workers anyone I can so I know waht they think, issues, complaints…… EVERTHING!!!!! The Manager knows who I am and has my direct cell (and I answer it all the time) and call me first if there is a problem. Next I call the quality guy call the time to get mt feed back and to find out if there is problems on his end….. That what we pay for, that the 22% management fee!!!! Don’t wait for the boobs at clean net to throw you a worthles bone, GO GET YOUR OWN…… FIND YOUR OWN WORK…. KNOCK ON DOORS….. BE AGRESSIVE WITH YOUR OWN BUSINESS…… DO SONETHING, GET OFF YOUR DEAD BUTT AND WORK. The last thing I would like to say is that every business clean net gave was in bad condiction from the lsat cleaner. Trash bag drag dripping stained the carpet, rest rooms smell of urin. glass front doors dirty, trash out side, dust on bookshels and desks, phones, monitors, kitchen floor dirty, food trash on walls, dirty microwave, sink, cupboards counters and every corner of every floor dirty. WOULD YOU PAY FOR THIS SERVICE??????? It took me about 6 months to get everthing supper clean and make a profit. Now it’s easy to maintain. And I’m expanding into hardwood and marbel fkoor reserfacing.

Anyone who goes into the cleaning business and expects to get rich overnight is, truly, a fool. I’ve been in this industry for 18 years now and have held every position from a cleaner to a regional manager to an actual C.O.O. of 2 start-ups across the country. I’ve done sales AND operations and here’s a few poignant thoughts:
* The salesmen ALWAYS will say whatever they have to to get the sale; that’s their job.
* In “operations”, of which franchisees are considered, you have to first know HOW to clean properly and efficiently before you can expect to know how to go about making money at it. If you lolligag around in a place 3 hours when you should really have the job done in less than 2, of course you’re gonna’ lose money.
* Franchises are not the BEST way to start your own business, but they do offer help you may not be able to get anywhere else. Try asking your QC rep to help with recurrent training and whatever your needs may be. They get overrides on your ongoing renewals, so its in their best interests to keep you IN a place, unless you’re doing such a bad job there’s no alternative but to remove you.

I started with only $350.00 (1975 dollars), a borrowed mop bucket, a wringer, mop, and a partner and today our annual sales are over $4 million and employ over 225 associates.

I would recommend joining an association like Building Service Contractors Association International (BSCAI) http://www.bscai.org and attending their seminars, webinars and conventions.
I am a plaintful of Cleannet USA of the North west in Beaverton Oregon, He promese me several accounts in my area but after I paid him he started ignoring my phone calls, I got my first account after 7 months and he started complaining of our poor cleaning, my husband corrected what they were asking, he had so much stress tha we returned it, the monthly gross income suposed to be $1250, after 4 more months he gave us was only one of only $250 and he took it away, rigth now we don’t have any, when I ask him to return my money, he says that he cannot because there is nothing to sale, on the top of that the remaining finaced $3,500 he is charging interest at 9.9% and he can go behind that money because I signed a contract, it is not my fault that he does not find me an account, but he can forse me to pay that amount. what they pay is only half of the minumum wage the dedictions are 40%.Never do business with Cleannet USA in Beaverton Oregon, if you know of any other case please let me know so we can joint and put those thief to jail, the goverment should fined them and close their business for robbing money.
I have been a cleannet franchisee for a little over a year in Oakland CA. I put in 4,000 and was promised 1500. in contracts. They have slowly taken contracts from me for reasons that were not my fault. They have replaced none. It says in the contract that if the contract is lost, through no fault of mine, within 120 days of signing of contract, that they are supposed to replace it. Does anyone know how long they have to do that? I can’t find anything in the contract saying how long they have. I don’t know if there are any class action suits in Oakland, CA or surrounding areas or not. If anyone knows please let me know with a posting. Does anyone know how to get out of the contract without getting stuck with the amount you paid in the beginning.

For the gentleman in Okland CA I recomend that you do not let them making you to pay the finaced amount, you may write a formal letter telling them that you quit from that contract, or you migth take them to court and tell the judge that you cannot continue with the contract because they do not fulfill your pay, don’t let CleannetUSA to robed your money, they are thief, and they are trained to lie and abuse people since the contract is made on their side and only protects them and not the Franchisees, go and talk to an Attorney
Hi everyone! I want to say “THANK YOU ALL” because I have a appointment next week to CleanNet USA-Orlando to buy a Franchisee. Oh Noooo, NOT NOMORE!!! After reading the above complaints they can go to HELL!!! Apparently, this company is FULL OF SHIT! The one in Atlanta, GA got me for 15,000.00—Suppose to get 6k a month, yeah right. I get o bunch of 125.00, 140.00, 250.00 dollar accounts and they took a huge % of each one. and the so call good paying contrac 1,000.00 and up are sooooo under bidded for the work, it s not worth doing. Then here come the out of know where; “your contract has been cancelled”, but the client never complained. More likley they gave your contract to another franchisee. Then I wind up owing the IRS $10,000.00. Keep your money. You can / will do better buying a Hot Dog Stand.

BE AWARE OF THIS PEOPLE!!!!!…they just tried to take one of my accounts away from me today, the QA told me that the property manager had been complaining due poor service and today she told me they requested for a change of cleaner, right away she asked me for the keys and came pick them up. I was so lucky that my wife kept a good relationship with the property manager so she rushed to talk to her in person if she really was complaining then we found out it was all a big lie..!!!.. the manager said the QA has been coming to the bank very often lately to pretty much demand her to complaint. and today the QA even brought a new cleaner saying he could make a better job than me… , she brought the papers to make her sign the request form so they could take the bank away from me, she (QA)also claimed that the other bank was complaining as well when it wasnt true either.. in other words my friends, this place is a BIG SCAM. they are nice to you at the beginning but once they take your money they treat you like shit, i never got the full package i paid for.. and on top of that, they try to set me up.. now the QA is mad bc she was busted, she didnt think we were going to find out on time…. ASSHOLES..
