We put together the initial Dickey’s location list by compiling from publicly available online sources (such as Yelp, Facebook, and local news outlets), Dickey’s Franchise Disclosure Documents (FDDs), analysis and tracking of the location page on the Dickeys.com website, and input from Dickey’s franchise owners and former owners.

We analyzed four company-prepared Dickey’s Franchise Disclosure Documents (from the years 2007, 2010, 2013, 2016, 2017).
We found that in the 11-year span:

I owned and operated a Dickey’s in Ca for 1 year 9 months before luckily selling.
I had a partner and he poured money into the business the entire time to keep it open. Dickey’s corporation constantly blamed me for the lack of profit undermining our business relationship.
When I first contacted Dickey’s about the possibility of opening a store I was upfront and honest about my financial statement (or lack there of), my experience, and my personal life. I was 36 and recently widowed with 3 young children, I was in the midst of filing chapter 7 bankruptcy and I had a modest amount of cash. I had no credit, no way to qualify for a business loan and no job.
The corporate salesman assured me that Dickey’s was the answer to my future. I was told I would be making so much money from the moment I opened that within 6 months I would have enough cash to build another store and so on. I was told that I would become a member of the “Dickey’s Family”, and that they had people that would help me every step of the way.
I visited Dallas with my oldest son and we met Roland Dickey Jr. , and several other members of the corporate team. The sales guy Ryan Reeves took us to the original Dickey’s for dinner. While we were there he pointed out the table and chairs, wagon wheel lights and other items I would need in my store and how there was a person in the corporate office whose job it was to find these items at very little cost to keep the cost of building new stores on a low budget.
That was a lie.
My wagon wheel lights were almost $500 a piece and this guy goes around saying they find them on Craigslist for $20 I was told that there was a real estate department that would assist me in executing a lease. Not true! I couldn’t find anyone to rent to me!!! Luckily I wound up with a partner who was able to get a lease and together we got the store built.
Dickey’s was horrible the entire time. I know many other owners, and ex-owners who lost a lot or all of their savings, retirement, everything to Dickey’s. Beware!

Dickeys churning process should be illegal. If you reach out and tell them you need help because you have no money, instead of helping you they find the next person to be on the hook with money in their pockets. They convince you that your getting to walk away Scott free without being sued and they convince the new owner they are getting a great store for the fraction of the price, then you start failing after 6 months to a year, and they made a profit for that time and find the next to pay up for another 6 months to a year. This goes on time after time sometimes stores have 3-4 to even 5 owners before they stop beating the “dead horse” so to say. Otherwise they will open up a brand new location near you and convince customers the store just moved.
They make changes in menus and pricing and whatever they want and when customers don’t like it they blame the franchisee.

Question: What locations have had the most owners? Anyone know the record for most transitions?
Does anybody MAKE money when they sell their store or is it safe to assume that when a “transition” store goes through several owners that each bought it for cheaper than the last owner, and that every one of them lost money?

PS All should be aware that each closed franchise store and each “transition” likely represents hardship, personal turmoil and sometimes insurmountable challenges for franchise owners and their families that go far beyond the money.
After ten years of publishing on franchise challenges, though, I can’t stress enough the importance of franchisees sharing their experiences and mutual support with comments on these pages. By sharing here, you not only educate prospective franchisees on the true nature of the opportunity they are considering, but you let your fellow franchisees know that they’re not alone. Many have told me that made a huge difference in their lives and helped them get through very dark times.
Minnesota stores had 3-4 to 5 owners, that is a dying state up there when it comes to Dickeys and they won’t just let it die.

Probably threaten that they can trace annoymous IPs they cannot don’t let that be the reason you don’t share openly. By holding back your letting a whole group of new future franchisees get into the same mess we have all been suffering in, I personally would not want that on me. They still tote to new franchisees how great they are. We all know this is false. Share your stories.
If Dickey’s instructs people not to share their opinions here, if they threaten or make any kind of insinuation that they can somehow “track” or trace anonymous commenters, please forward a copy of that communication to UnhappyFranchisee[at]gmail.com. Confidentiality assured.
Some franchisors use every trick in the book to dissuade franchisees from sharing their 1st amendment right to free speech and share their negative experiences. Insinuating that they can somehow trace comments to their source is laughable and just not possible.
Would any owners of a franchise be willing to talk about the process of closing a store and the issues they had with dickeys? I am sure it is going to be a rocky road and would just like to hear it up front so I know what I am going to be in for?
That would be helpful for people to share. I am also interested in how Dickey’s these stores are sold over and over… arent the original franchisees on the lease? Isn’t it their equipment & fixtures?

I used to own 2 Dickey’s.
I closed one and sold the other.
I bought the first one for pennies on the dollar. It was losing around 10k a month when I took it over. I worked over 100 hours a week and put all my money into it because I believed in the product and myself. I took sales from around 30k/month to 60k/month and more before I sold.
Despite the increase and the time I put in, I still wasn’t making money and in debt. Dickey’s had taken over a store about an hour from me that had failed miserably. They tricked me into taking it over with fabrications about sales and more.
After about 6 months, I had been telling them consistently that everything they had told me and promised me was BS and that I would be closing the store. Of course, they threatened me with lawsuits and such. I told them to stick it where the sun don’t shine.
I had a terrible relationship with corporate. They never helped me for anything. I went through around 10 District managers within 2 years and that may be a kind number. When I took over first store, it took them more than a week to send me a transition team to help. Of course my transition team consisted of 1 person who literally did nothing and was apparently fired 2 weeks later after leaving my store.
I could go on for hours about my experience where there are things that would make anyone cringe.

We have a lot of the same issues.
We were asked a month before taking over a transition store by Bryan Pelt if we wanted to take it over, why? Because the former owner asked for help.
Instead of helping they find someone with deeper pockets (at the time) to take over the store, all while promising the failing owner they will help and then threaten to sue them if they don’t sign the store over for zero dollars.
The assumption agreement is the biggest joke. They have you sign it and hold you to it but don’t hold up their end of the bargain. The transfer clearly states old debt goes with old owners. Instead of that being true when a loan popped up down the road for us over equipment they told us we had to pay the old loan because if the equipment was removed and we closed they would sue us.
This is stated in their own agreement and I have emails from Bryan Pelt asking the status of us paying this debt. They provided us msrs that were all over the place $11,000 positive and $2000 negatives. The negatives they said was because the owner had poor money management and we wouldn’t have those “problems” we had no transition team either it was us and our FD and most of our employees walked.
I remember crying the first month every single day because it was so stressful. No employees, no help and awful sales! They shove these stores down current owners throats and blame the past owner for being a failure when really the store is a failure.

My observations are that the QSR market is being won by healthier and fresher menus. Look at Qdoba, Chipotle, Chillis, and DBQ is stuck in the past. Even Subway touts fresh. There is nothing Fresh on the Dickeys Menu.
