• A Jan Pro example I encountered today. Had an appointment from a company who was obviously just price checking. I go to the office. Sit down take a look. Its a 5 day a week account that I found out is a jan pro account. The company is paying 550 a month. 550 a month for 22 cleans a month. Its 8000sf. A kitchen. 2 restrooms. and 20 employee work stations to be cleaned and trash emptied. If I was to take this account at that price with out jan pro taking 40 percent for all types of fees Id be making like 9 dollars an hour. That is called working for 9 dollars an hour not owning a business. I couldnt even affored to hire an employee at that account. 9 an hour. That doesnt include travel time, gas, wear and tear, and all them other expenses Jan Pro forgets to tell you comes with running a business. Imagine the "profit" lol a franchisee is making who just paid 2200 for the account plus 20 percent a month. To make it even better the woman said they had jan pro for 2 months now.The first franchisee wasnt doing to well (How could he when he was getting like 4.50 per hr in revenue before expenses) so jan pro got rid of them and replaced them with a new one. So they already sold that account twice in 2 months. The great thing about Jan Pro is that with any account worth having. The ones who care about workmanship they typically eliminate themselves. A person will only clean an account for 4.50 an hr before they start cutting tons of corners and the client gets sick of it and figures out you get what you pay for.

  Dont feel bad, it took me a long time to see the truth.

  You claim to be a tax accountant, step back and look at this business model; really READ the contract - then we can talk.

  I cant tell you whats happening here in Illinois, but I can tell you to be careful, retain a good lawyer, and be prepared to act quickly.

• I'm going to let you have that one because if you saw the numbers and they were exactly as I say you would just find out that my contracts pay out 20-25 per hour. Then you would try to tell me how the fees are killing me, and how stupid I am. Let me save you that step.

  It's all about profit with me and as long as I am working 20hours a week 8 months out of the year and getting over 40k net in my pocket, I'm fine. That's over $62.00/ hour net.

  i don't even work my contracts the 1st 4 months of the year because of my accounting practice.

  When you say sit back and look at this business model you have to understand that all master franchisees are different. If it doesn't make money I don't take it. Sure they probably get mad but I have been fufilled since day 1. What can he do? I am the only franchisee in a 30 mile radius. With the 2nd franchise I purchased an FP5 in June and I am up to 80k per yr. My 1st contract took care of that FP5. It was $1097/mo Based at $22/hr. I don't care how you slice it and dice it we are still in profit mode with the loans, high insurance, sales and marketing fees, supplies,etc.

  If you start a business today and don't put anything back into it you're going to fail. This is just like hiring a sales and marketing team for your business. One guy on here in an earlier post talked about return on investment and 5yrs before you see a profit. That is true in most businesses but i've been in this 3 yrs and we are in profit mode. And as I stated before all of our loans will be paid off in 2011 so that's just more money dollar for dollar in the pocket.

  We calculate everything at 30% so that means for every dollar Jan Pro pays us 30c is gone - with loans, insurance, supplies, all the fees included. We've noticed that 30% is a little high but it's a good place to start. Once again we are in profit mode. So I don't know what to tell you.

  NOW DON'T GET ME WRONG WITH THIS NEXT STATEMENT BUT. If I were not in business before and the Jan Pro business didn't start with me the way it did I would still be in a learning curve, But remember I paid 18k For an existing Jan Pro with a contract that paid 74k and then doubled in size 3months after I purchased it. All of the equipment was there and it was turnkey. They trained me the Jan Pro cleaning way and the rest is history. The 2nd Jan Pro in PA is with a new Master Franchise and he is on fire - he started in Feb of this year and when we came in he had over 25 contracts, now who knows. His growth willl one day dwindle down but for now he is calling me acouple of times per month to come out and see a contract and if the numbers work we come together, if not it's on to the next one.

  Now I think that's all I can say on this subject - I thank you for all of your input and believe me it has opened my eyes to alot of things I will work on these things and keep on going.

  The BIGGEST lie jan-pro tells people is that they will make $20 to $25 Dollars per hour. This is a straight out LIE. It’s Fraud, a Ponsi Scheme used to take peoples money.

  I have talked to people in over 25 different States and Canada. Every single person has told me that they had accounts that were Badly underbid and were making less than minimum wage!

  Another lie jan-pro was recently caught on was they stated and LIED in a magazine that they have franchises in all 50 states. That is a LIE. A very BIG LIE. They might have franchises in many states but not 50. Why did jan-pro LIE and say that they have franchises in 50 states when they don’t ??? I wonder how much they paid that magazine to write that lie.

  Look at all the lawsuits against jan-pro and you will see on all the complaints how everyone always has the similar complaints. The biggest one is how there accounts are badly underbid and how they make less than minimum wage!

  Now dwaye is trying to say that he makes over $60.00 Dollars an hour! dwayne even the toot ferry isn’t believing that mouthful.

  You try and say that all master franchisors are different. Another lie. Corporate sets the rules. Explain why people from over 25 Different states have called me wanting to know how they can join the National Class Action Lawsuit. Why have people from Canada called me wanting to know how they can join the National Class Action Lawsuit. Sounds to me like the masters and corporate are the same.

  Another lie that dwayne tells is that if he doesn’t like an account he then wont accept it. This is a big lie. If they offer you an account and you don’t accept it they wont offer you anymore. So you are Dammed if you do and Dammed if you don’t. People who are looking at buying a jan-pro job please don’t fall for dwaynes lies.

  Dwayne tries to tell you that buying a jan-pro job is like hiring a sales and marketing team. Another lie dwayne. They don’t sale you or market your business. All they do is tell you were to go clean just like an employee. Infact someone once mentioned that jan-pro could not get new accounts so they had to hire another company for marketing and sales. Dwayne also tries to say that after 3 years he is making a profit. I have talked to many people who in less than one year had all of there jobs taken away from jan-pro for absolutely no reason. That is called theft and fraud. Jan-pro has been exposed on Television, Magazines, and Newspapers on how they have ripped-off people.

  By the way dwayne I have had many calls from people in your area call me and complaint on how jan-pro Ripped them off.

• This is the most hilarious thing I've ever heard. I guess I'm lying about everything huh? Well I am going to end with this. I work less than 20 hours a week (the employees wrk the rest) and after everything is paid out I have a profit of 40k per yr. The 1st 4 months of the yr I have a Tax Prep Business so I don't work Jan Pro at all. That means I actually work 8 months of the year 20 hrs a week. If you do the math you willl see that equals over $60 an hour. Number don't lie. This will be my last time coming here because we are getting nowhere and what you say doesn't matter. • oh yeah 1 more thing if I work a contract 5 days a week at 1/2 hour a day & get paid 1097-30% = $767.90 net What is that an hour? 5.5hrs a week x 4.3weeks = 23.65hrs/month

  767.90 / 23.65 = 32.46/hour wow thats crazy. Oh but I guess that's a lie also. You're wasting your time with me. I am in business to make $$$$$. And thats what I'm doing.

  About the people calling from my area I know them all. Pull out there numbers and ask them about me. When I became a franchisee there were 8 others in the Youngstown/Warren area. They are all my tax clients except one. The one thing they will tell you is that everything I said is true. Have them look at the numbers I put on this site and they will tell you it's all true. Once again I won't be able to see your posts anymore and for all of the others reading this and your rebuttle good luck listening to this guy because all I see is complaints, while I have people out making money and further securing my future.

  Remember I was in a succesful business before Jan Pro and it's just another stream of income for me. If it ever becomes anything else i will let it go. But no need in joining a class action suit because they give you everything in writing it's your business to check it out with an attorney and get all the facts like I did.

  I don’t think that people getting there accounts stolen by jan-pro is hilarious. I don’t think stealing from single Moms or Veterans or anybody is hilarious.

  You said that you also have a franchise in Pa. Do you know how many people have called me from Pa telling me about there horror stories? I had one guy tell me that he came very close to kicking the master franchisors ass because he had gotten ripped-off.

  I know over 100 people who have gotten ripped-off by jan-pro. I have listened to women cry on the phone because of what jan-pro did to them.

  No dwayne I don’t believe a word that you say. Oh and dwayne you got caught on another lie you said that your post at 12:04 would be your last but I guess it wasn’t because 30 minutes later you came back and posted again. Just like jan-pro you can’t be trusted or be a man of his word.

  We have hundreds of people coming forward with proof on how they are making less than minimum wage. We have Mom and Pop business who were victims of jan-pros unfair competition coming forward explaining how they could not compete with jan-pro because jan-pro was underbidding less than minimum wage. Hey dwayne we are not in a third world country were people can work for 50 cents an hour or $5.00 dollars an hour.

  dwayne you want to brag and talk about Youngstown. One of the poorest places in America were you can buy houses for $500.00 Dollars? You expect people to believe you when you say that you make $60.00 Dollars an hour in Youngstown. Tell it to a penguin because no one is believing it dwayne.

  Obviously you don't know everybody from your area because I have lots of people from Ohio calling me who are very Mad that jan-pro ripped them off. No they are not your tax clients and they are laughing at your made up numbers.

  You said that we get everything in writing. That franchise circular is a misleading Deceitfull scam. Does that give someone the right to comit Fraud. The FTC warns people about cleaning franchises and recently a like a Judge compared this model to a modified Ponzi Scheme? Another Goverment agency also found thousands of people who had been harmed by cleaning franchisors.

  You can go back a few post and read all the links posted and read all the articles that have come out in magazines, newsppapers and telivision. Read all the complaints. It's to many dwayne. It's to many complaints and more lawsuits keep geting filled and more people keep filling complaints with the FTC Federal Trade Comission.

  Yes I do hope that people read this so that they don't get harmed like so many people from around the country have. I hope that they go to a good attorney because a good attorney will tell them not to buy a job with jan-pro.

  You said that you won't be able to see my post anymore. Hmmm why is that? Is it because you are someone from corporate and you know you just lost your argument.

• if you ever get contacted to work for shawn marquez in the denver area dont do it you will not get paid your money at all i know people that have worked for two mos and continue to work and have not gotten paid he only pays the people close to him

• Thanks so much from most of you in helping me and family really look at the other interactions of these companies. I had similar thoughts as the individual Sonja-- I have learned enough. I would like to thank the information everyone was able to acknowledge with the exception of Jerry--who appear to have more issues than the business is given him. He is the only individual who managed to infuse his problems with the company and the president of the United States. You should try to stay focused and not work with too many other political situations as they really don't have anything to do with Jan Pro or the anyother ones.
